The farm itself is comprised of 112 hectares freehold which will be sold by auction on the 6th of November with the purchaser having the option to lease an adjoining 18 hectares which is currently run as part of the dairy operation.
The property is 5.5 kms from Morrinsville and has that magnetic appeal which excites when passing. Whether viewing the farm from the road at the entrance to the property or from the long road frontage at the rear its quality can only be appreciated.
The farm is all flat to very gentle rolling with the entire property being productive. Fertile Kereone and sandy loam soils, much of which has had extensive sub-soil drainage, have responded well over the years with careful and considered fertiliser applications and good farm management policies.
The current owner converted the property to dairying from sheep and beef around 30 years ago and has enjoyed all the time he has spent here with his family but finds now is the time to move on and give his legacy to someone else.
The 32 aside dairyshed is centrally located and feeds out to 50 paddocks off a loop raced system to the north with two races running south. The races are well formed with a metal base and sand coating to enhance cow comfort.
The fencing is a mix of permanent and 2-5 wire electric. The pastures are all strong and healthy and mostly weed free traditional grasses. The cropping regime over recent years has consisted of 10-12 hectares of chicory to help ease management through the summer.
Currently the farm is run by a 50/50 sharemilker with 450 cows on around 150 hectares with production to 170,000 milk solids. The farm has a Stolle Milk contract which provides a 7 cent premium for production achieved during the season. The cows are wintered on with calves carried on until May and heifers are grazed off.
Traditionally this has been a grass only farm however recently maize and PKE have been introduced as cow numbers have increased under the 50/50 sharemilker.
The support buildings consist of a large calf rearing shed, an implement shed (formally a woolshed), large enclosed barn for calves and several storage sheds around the property. An old stable complex is handy to the homestead as a legacy from the previous owner. A fertiliser/PKE bin, with sliding roof, is handy to the track for easy truck access as is a large set of cattle yards for stock handling.
The water system is a bore with submersible close to the main dwelling with a number of manacon holding tanks and pumped to the dairyshed and around the farm through 40 and 32mm mainline with troughs in all paddocks. The effluent system is fed from the dairyshed to a large holding pond which is pumped to a travelling irrigator through hydrants covering approximately 25 hectares. The plumbing is underground with hydrants and short drag hoses.
The homestead, which is beautifully elevated with magnificent views over the entire property, is set in private and mature surrounds. It has four bedrooms, two offices, open plan kitchen and dining with a spacious sun filled step down lounge. A garage and outside room are adjacent to the home. The modern second home has three bedrooms, open plan living and a separate man's room.
